Conditioning is automated across the products a full-service lender actually runs, and investor overlays are implemented as part of the rule set rather than handled as exceptions outside it.

Product-specific requirements are expressed as rules, which is why coverage extends to the products that usually fall outside automation. Renovation and Construction-to-Permanent are the clearest example: they carry document and milestone requirements that generic templates handle badly.

Investor overlays

Overlays are implemented as part of your rule set. Where an investor requires more than agency guidelines, the condition and task rules reflect it, so the file is built to the investor’s standard rather than corrected toward it later.

TODO(verify) Confirm how overlays are maintained over time — whether eqLend implements overlay changes as a service, the lender authors them, or both — and what the turnaround is when an investor changes a requirement. This is a recurring operational question and a differentiator if the answer is strong.

Automated underwriting findings

The engine reads automated underwriting findings and, for FHA files, the scorecard, using them alongside application data to generate the initial condition set. See Condition Engine.
